The Complete Patio Cover Guide

Everything a homeowner should know before building a patio cover in Southern California — permits, styles, options, timelines, and the questions to ask any contractor. Written by the builders at JAM Construction Patios.

Do I Need a Permit?

In most cities, a patio cover can be built with or without a permit — it's the homeowner's choice. A permit adds city review and inspection time (and city fees) to the project, but it also means your cover is on record with the city, which some homeowners and HOAs prefer. If you want one, we handle the whole process — plans, paperwork, and inspections — for $600 plus your city's fees. If you skip it, your project moves faster: no waiting on city processing. Either way, we build to the same standard. Requirements vary by city and HOA — we'll tell you exactly what applies at your address during your free estimate.

Styles at a Glance

Insulated (IRP): thick foam-core panels with an aluminum skin top and bottom. Cooler underneath, quieter in the rain, and a flat, finished ceiling. Best if you'll live under it daily.
Flat pan (non-insulated): one formed aluminum skin. Full shade and rain protection — our most affordable solid cover.
Lattice: an open-slat roof — partial shade with a classic pergola look. Lattice also works as side 'lattice walls' for privacy; we can reinforce one with a steel beam and mount your TV on it.
Combos: part solid, part lattice in one cover — shade where you sit, light where you garden.
Pool equipment covers: a lattice-wall enclosure with a roof that hides your pool pump and filter equipment.
See every color for every style on our Colors & Styles page.

Compare Cover Types Side by Side

Insulated vs. Flat Pan vs. Lattice

We put the three styles head-to-head on price per square foot, shade and heat, rain noise, colors, and best uses: Compare the three cover types side by side.

Attached, Roof-Mounted, or Freestanding?

Wall-attached: the cover ties into your home's wall — the most common and most economical. Roof-mounted: the cover attaches up on the roofline for extra height and clearance. Roof mounts need a support beam and roof brackets ($150 each — most covers need $300–$600 worth) — any honest estimate will list these up front, like ours do. Freestanding: stands on its own posts anywhere in the yard. Freestanding posts need steel and concrete footings, $500 per post.

Choosing a Size

Think about what the cover is for: shade over a sliding door and a seating set is different from covering a full outdoor kitchen. Common footprints run 10x12 up to 14x40 and beyond. Two tips: shade moves with the sun — a slightly bigger cover throws usable shade for more hours of the day; and plan posts around doors, windows, and walkways, not just the slab edge. At your free estimate we measure and sketch it with you.

Popular Add-Ons (Real Prices)

Recessed LED lights: $100 each. Ceiling fan installation: $200 each (you pick the fan). GFCI outdoor outlet: $150 each. Post lights: $150 each. Dimmer/switch: $100 each. Fan beam: a reinforced panel section that carries a ceiling fan safely. End caps: Beveled, Corbel, Mitered, Scalloped. Demolition of an old cover: typically $600–$1,000 for residential.

How the Process Works (and How Payment Works)

1. Free in-home estimate — we measure, talk styles and colors, and leave you a written price. 2. Sign when you're ready — no deposit. Your materials are ordered and typically arrive in about 2–3 weeks. 3. Build day — most covers go up in 1–2 days, built by the owners ourselves (no subcontractors). 4. You pay per completed stage, exactly as itemized in your contract — never ahead of finished work. Final payment is due at completion.

Warranties, in Plain English

Our craftsmanship is guaranteed for 10 years from completion — leaks, electrical, workmanship. Your aluminum carries the manufacturer's lifetime warranty — we're an authorized DuraCool dealer, and we file your warranty card with the manufacturer when your job is done.

Questions to Ask ANY Patio Contractor

1. Who actually builds it — your crew, or subcontractors you've never met?
2. What's my price per stage, and do I pay anything before work is done?
3. If it's roof-mounted, where are the beam and bracket costs in this quote?
4. What does the warranty cover, for how long, and is it in writing?
5. Can I see your license numbers? Ours are CA #1130642 and #1128339 — look any contractor up before you sign.
