Highland sits in the foothills right next to Redlands — and we know it well, because we've built covers here. Between the summer heat that settles into the valley floor and the open exposure in communities like East Highlands Ranch, an uncovered patio is a part-time space at best. An aluminum cover makes it full-time.
JAM Construction Patios is owner-operated by Samer Numan and Justin McDaniel, licensed California contractors. We build every cover ourselves — no subcontractors — from Highland and Redlands to everywhere else we work. You can see our Highland work in the photo galleries on this site.
Cover types and pricing (per square foot):
• Flat pan (non-insulated): $27/sq. ft. — solid shade and rain cover, best value
• Lattice: $29/sq. ft. — partial shade with airflow and light
• Insulated (IRP): $35/sq. ft. — heat-blocking panels, quiet in rain
Projects start at a $3,000 minimum. Aluminum is the right material here: it won't rot, peel, or feed termites, and there's nothing to repaint. Add recessed lights ($100 each), a fan install ($200), GFCI outlets ($150), post lights ($150), or a dimmer ($100) as you like.
Highland requires permits for most covers. Our permit service is $600 plus city fees — paperwork, drawings, and inspections handled by us. East Highlands Ranch homeowners: our standard styles and colors fit typical HOA architectural guidelines.
I'm in East Highlands Ranch — will the HOA approve it?
Usually yes. Approval is typically straightforward with the color and style information we provide at your estimate, and insulated covers are one of the most common approvals in the community.
