Norco is Horsetown USA — a city built around horses, trails, and properties with room to breathe. Norco yards are working yards: arenas, barns, big patios, and families who live outside as much as in. What they need is serious shade, built tough enough for an equestrian property and good-looking enough for the home it attaches to.
JAM Construction Patios builds custom covers throughout Norco — attached covers for the house, freestanding structures for gathering areas, and everything in between. Owners Samer Numan and Justin McDaniel are licensed California contractors who build every project in-house. No subcontractors, and custom, non-standard layouts are our normal.
Cover types and pricing (per square foot):
• Flat pan (non-insulated): $27/sq. ft. — complete shade at the best price
• Lattice: $29/sq. ft. — dappled light with a pergola feel
• Insulated (IRP): $35/sq. ft. — real heat reduction and a finished ceiling
Projects start at a $3,000 minimum. Freestanding covers with steel posts and footings run $500 per post. Norco homeowners often add recessed lights ($100 each), a fan install ($200), GFCI outlets ($150), post lights ($150), and dimmers ($100).
Norco requires permits for most covers. Our permit service is $600 plus city fees, and we take care of the plans, paperwork, and inspection scheduling.
Can you build a freestanding cover out by the barn or arena?
Yes — that's a Norco specialty waiting to happen. We set steel posts in proper footings and build the cover where you want it, sized for how you use the property.
Lattice or insulated for a big family patio?
If everyone sits under it for hours, insulated keeps the space coolest and carries recessed lighting beautifully. Lattice keeps things bright and open over garden and pool areas. Many properties end up with one of each.
