Montclair is classic Inland Empire suburbia — solid mid-century neighborhoods, practical lots, and homeowners who take care of their houses. Summers run hot this far into the valley, and a covered patio is the difference between a backyard you look at and a backyard you live in. It's also one of the best-value upgrades you can make to a Montclair home.
JAM Construction Patios is owned and operated by Samer Numan and Justin McDaniel, licensed California contractors based in Riverside County. We build every cover ourselves — no subcontractors, no middlemen — and our straightforward per-square-foot pricing means no games at the kitchen table.
Cover types and pricing (per square foot):
• Flat pan (non-insulated): $27/sq. ft. — solid shade and rain protection
• Lattice: $29/sq. ft. — open, airy, filtered sunlight
• Insulated (IRP): $35/sq. ft. — foam-core panels that cut heat and rain noise
Projects start at a $3,000 minimum. Add recessed lights ($100 each), a ceiling fan install ($200 — you supply the fan), GFCI outlets ($150), post lights ($150), or a dimmer ($100) to finish the space.
Montclair requires permits for most patio covers. Our permit service is $600 plus city fees and covers the paperwork, drawings, and inspections.
How much does a typical Montclair patio cover cost?
A common 12 x 20 insulated cover (240 sq. ft.) runs $8,400 for the cover itself; the same size in flat pan is $6,480. Your free estimate gives exact numbers for your yard, including any electrical and permit costs.
Will a cover help with my home's energy bills?
Shade over south- and west-facing windows and sliders reduces the sun load on those rooms. It's not a substitute for insulation, but homeowners do feel the difference inside.
