Homeland is a rural community between Perris and Hemet where people buy for space and quiet — larger lots, a mix of classic homes and newer builds, and backyards that actually get used. What Homeland yards don't come with is shade, and valley summers here push deep into triple digits. A custom aluminum cover turns a hot slab into the spot the family ends up every evening.
JAM Construction Patios builds covers in Homeland and across the Perris–Hemet corridor, and the owners do the work themselves. Samer Numan and Justin McDaniel are licensed California contractors — we measure, build, and install every project in-house. No subcontractors, no sales crew. We are the builders, not salesmen.
Cover types and pricing (per square foot):
• Flat pan (non-insulated): $27/sq. ft. — solid shade and rain protection
• Lattice: $29/sq. ft. — open, airy, filtered sunlight
• Insulated (IRP): $35/sq. ft. — foam-core panels that cut heat and rain noise
Projects start at a $3,000 minimum. Add recessed lights ($100 each), a ceiling fan install ($200 — you supply the fan), GFCI outlets ($150), post lights ($150), or a dimmer ($100) to finish the space. Freestanding covers with steel posts and footings run $500 per post.
Homeland is unincorporated, so permits run through Riverside County — most covers require one. Our permit service is $600 plus county fees and covers the paperwork, drawings, and inspections.
Will a cover help with my home's energy bills?
Shade over south- and west-facing windows and sliders reduces the sun load on those rooms. It's not a substitute for insulation, but homeowners do feel the difference inside.
Can you build freestanding, away from the house?
Yes. On Homeland's larger lots, a freestanding cover over a pool deck, outdoor kitchen, or gathering spot is often the best use of the space — we'll price both options at your free estimate.
